About Our Topic
Has your community recently modified zoning and other land use regulations to reduce barriers for new housing development? Bulk and dimensional regulations, such as minimum lot size and setback requirements may reduce the number of lots available for development, while use restrictions limit the types of new housing that can be constructed. Our discussion will focus on how to reduce regulatory burdens while respecting the investment of existing residents.
We will also go over the capital stacks we are seeing for new affordable and market-rate housing development in the region.
To help facilitate this discussion, please email Melinda.Osterberg@wedc.org with a project or development that you would like to see in your community but isn’t feasible because of current regulations.
About Our Speakers
Melinda Osterberg is a Regional Economic Development Director for the Wisconsin Economic Development Corporation (WEDC). She helps communities and businesses in North Central Wisconsin thrive by accessing state and federal resources. For nearly two decades, Melinda has assisted Wisconsin communities with planning and economic development activities, including the management of broadband, school facilities, and comprehensive planning projects. The Wisconsin Economic Development Corporation (WEDC) leads economic development efforts for the state by advancing and maximizing opportunities in Wisconsin for businesses, communities, and people to thrive in a globally competitive environment. Working with more than 600 regional and local partners, WEDC develops and delivers solutions representative of a highly responsive and coordinated economic development network.
Mai Xiong currently serves as the Community Economic Development Officer for the Wisconsin Housing and Economic Development Authority (WHEDA), working across 21 counties. In 2020, she made history as the first Hmong and AAPI woman elected to the Eau Claire City Council. As Vice-Chair and later Chair of Governor Evers' Equity & Inclusion Council, she leads efforts to address racial and economic inequities statewide. Her leadership has been recognized nationally, including being named one of Wisconsin's 48 Most Influential Asian American Leaders by Madison365.
Angela Heiden is Mortgage Sales Manager of Simplicity Credit Union. During her 28 years, she has worked in multiple departments with over 25 years of lending experience. Driven by a deep compassion for helping others, Angela is dedicated to supporting individuals and empowering them to reach their full potential.
